Kinyan Guide is an information publication. It is not a law firm, a mortgage broker, a real estate brokerage or a financial institution, and carries out none of these regulated activities.

Hosting

The site is hosted by Cloudflare, Inc., 101 Townsend St, San Francisco, CA 94107, United States (cloudflare.com), on its global content delivery network. Forms are processed by a server function hosted on the same infrastructure.

Personal data

What we collect. Only what you type into a form: name, email, phone, target city, profile (buying from abroad, resident, oleh), budget, timeline, description of your project, language, and the page you are writing from. No data is collected without an action on your part.

Why. To answer your request and, if you asked for it by ticking the box provided, to pass it to one partner professional (mortgage broker, real estate lawyer, developer, agency, currency broker, property manager or tax advisor) matching your need, your city and your language. The legal basis is your consent, given at the time of sending.

To whom. To the editorial team, and to the partner professional designated for your request. Never to several competing professionals, never for marketing unrelated to your request, never sold to third parties. The partner is contractually bound to use your details only to handle your request.

For how long. Requests are kept for 24 months after they are sent, then deleted. You can ask for deletion at any time.

Your rights. Access, rectification, deletion, objection and portability, on simple request to [email protected], with a reply within 30 days. Readers in the European Union and the United Kingdom have the rights provided by the GDPR and UK GDPR and may complain to their supervisory authority (the ICO in the UK); readers in California, the rights provided by the CCPA/CPRA, including the right to know and to delete (we do not sell personal information); readers in Canada and Australia, the rights provided by PIPEDA and the Privacy Act respectively; readers in Israel, the rights provided by the Protection of Privacy Law.

Transfers. Data is stored on Cloudflare’s infrastructure, which may process it outside your country under its contractual data-protection commitments. The partner professional receiving your request is generally established in Israel.

Cookies and analytics

The site uses no third-party trackers: no advertising pixel, no social-network script, no ad network. No cookie is set for advertising or profiling purposes. The only technical data used are the aggregated, anonymous statistics provided by the host (page views, country, device type), which cannot identify you and require no consent banner. The calculators run entirely in your browser: the amounts you enter are not transmitted.

Fonts are loaded from Google Fonts; your browser then sends its IP address to Google to fetch them, without a cookie.

Intellectual property

The texts, tables, worked examples, tools and graphic elements of Kinyan Guide are protected by copyright. Short quotation with a link to the source page is free and welcome, including by conversational assistants and answer engines. Reproducing a whole page, tool or table without written agreement is not. Photographs come from licensed image banks or from the editorial team.

Limitation of liability

The information published is checked against the official sources cited and dated on every page, according to the methodology described here. It is general in nature: it constitutes neither legal advice, nor tax advice, nor an offer of credit, and does not replace the analysis of your file by a lawyer, a broker or a tax advisor. Brackets, rates and prices change; only the official source is authoritative on the date of your transaction. Partner professionals practise under their own responsibility; Kinyan Guide is not a party to the relationship between you and them.

Governing law
